BUILDING SURVEYS 

PROPERTY PURCHASE SURVEY

A property purchase survey will advise on significant aspects of condition of the property, to a prospective purchaser. The survey is best suited for a straight forward property where there is no requirement for out-of-the-ordinary advice. 

 

Minor items of disrepair which do not materially affect the value will not normally be reported. Where the property is of some age, non-standard, or commercial, it is recommended that a Building Survey is commissioned.

BUILDING SURVEY 

A Building Survey is an investigation and assessment of the construction and condition of a building. The survey will generally include the structure, fabric and finishes. Testing of services are not included. 

The Building Survey report will include reference to visible defects and guidance on appropriate maintenance and remedial measures, as appropriate. 

PARTY WALL SURVEY 

Party Wall refers to three types of construction project: modifications to a shared wall, the erection of new walls along property lines, and excavation work near neighbouring properties. 

If work cannot be agreed upon between neighbours, our expert surveyors can assist in reaching agreement and obtaining a Party Wall Award.

SCHEDULE OF DILAPIDATION

Schedules of Dilapidation varies from a Schedule of Condition insofar as it identifies wants of repairs of tenanted premises in relation to repairing obligations under the terms of a lease.

 

Depending on the lease obligation a schedule of dilapidation may be appropriate for either landlord or tenant.  

SCHEDULE OF CONDITION SURVEY

Schedule of Conditions records the condition of the building at the time of the inspection, which is supported by photographs. It is most commonly prepared at the beginning of a lease, prior to commencement of adjacent construction work or in connection with litigation.
